New development management procedures

This letter and associated annexes provide guidance on a number of provisions resulting from the Planning (Wales) Act 2015.

As part of implementing the wider positive planning programme, a number of amendments have been made to existing development management procedures.

Relevant subordinate legislation has been laid before the National Assembly for Wales to cover:

  • Local Planning Authority Pre-application Services
  • Design and Access Statements
  • Consultation in Respect of Certain Applications
  • Invalid Applications: Notice and Appeal
  • Post Submission Amendments
  • Decision Notices
  • Notification of the Initiation of Development & Display of Notice
  • Statutory Consultees Consultation Thresholds (including Water and Sewerage Undertakers)
  • Section 73 Applications (to remove or vary a condition)
  • Local Development Order
  • Permitted Development and Use Classes Order (including Houses in Multiple Occupation)
  • Enforcement
  • Environmental Impact Assessment Regulations.
